INTRODUCTION

Facility Management (FM) can be described as a business function which coordinates space, infrastructure, human resources as well as organization. Further, it showcases the wide range of activities other than the business services and they are also referred as the non- regular functions of the business enterprise (Turner, 2014). FM also have some core competencies and these are in form of communication, environment and sustainability, human factors, operations and management, etc.

In relation to the above scenario, the organization undertaken for the present study is Samsung which is conglomerate company and mentioned company deals in consumer electronics, electronic components, telecommunication equipments, etc. Further, cited firm has immense goodwill and has their effective operations throughout the globe. This present document will focus on understanding the key components of facilities management which will includes drivers, measures and objectives. This document will also study the effective relationship between the organization and facility management strategy.

TASK 1 – DEVELOPING AND MONITORING FM STRATEGY

1.1 Key components of facility management strategy

Facility management plays a crucial role in the effective functioning of Samsung and this is the only reason that why organization have so much of brand image and market share throughout the globe. FM role is played by the FM manager and he has the prior responsibility especially at the two levels. At first, manager has to keep people alive and safe at the time of running the production function. Further, they are also safe at the time of their operational work. The second major function is to strategically and tactically help the clients, customers and should give them best of the response in order to seek more of their attention (Swayne, Duncan and Ginter, 2012). At second level, operational element also comes into play which emphasize on corporate and regulatory compliance and the proper allocation of all the resources and also there precise safe and cost effective environment.

The mission statement of Samsung states “Inspire the world and create future”. Organization is one of the leading electronic company which is always characterized by new technology, creative solutions as well as with the innovative products. Further, the top management changes their mission statement on continuous basis in order to match the current business technology and the climate. Managers of the firms knows that they are working in the dynamic environment and their exist many competitors who are working in the same industry. With their effective operations, cited firm emphasizes on getting a competitive edge over the rival competitors which will help them in generating more of the revenue and goodwill (Wennberg and et.al., 2010).

Further, the main drivers of the facility management strategy are the FM managers who look over the production of different electronic devices and deliver the same to different ventures in order to increase their operations, productivity and turnover. Apart from it, the manager also look towards different other departments like accounting, marketing, sales, etc. in order to enhance the sale of cited business enterprise (Strategies for facilities management, 2014). Moreover, CSR is a business model which functions as a self-regulatory mechanism where organization monitors their compliances with spirit of law, ethical standards, etc.

In relation to it, the main aim of Samsung is to build a society where people works effectively and their exist complete harmony. With part of the CSR efforts, organization is committed towards the transparency and also focuses on delivering important information to their different stakeholders so that effective confidence is build in them (Grillo and et.al., 2012). Further, the major objectives of the facility manager has been discussed down under:

  • Maintain comfortable environment which is suitable for intended purpose
  • Ensuring health and safety of the property
  • Boost building wide energy efficiency
  • Perform preventive maintenance of the society
  • Develop environment effective energy programs
  • Prepare and implement comprehensive space standards

Facility manager within Samsung also look towards the customers needs and assure that their Research and development department should develop the same so that their electronic as well as other products gets maximum customer’s attraction. Further, the development of particular gadget or device need to be effectively promote to so that it gets maximum customer’s attraction and cited firm able to achieve their goals and objectives immensely.

1.2 Importance of strategy for facilitating management function

Facility management generally requires robust strategy which is eventually developed in the context of the organization business plan and also by considering the Samsung space strategy. Further, these strategies should comprise development of strategic objectives and a plan which is suitable for the facility management (Lee and et.al., 2011). This should also involve a proper reference for the overall business plan.  A strategy for facility management should consist of different elements and some of them have bee discussed down under:

  • Consider the need of the venture and differentiation of their core as well as non core-business activities.
  • Develop effective and manageable process in order to meet the needs which is so described.
  • Set up appropriate resource needs for providing services and it should be obtained either internally or externally.

Facility manager sets their own strategy so that their exist effective production and operation within the cited business venture. Sometimes, it influences the management decisions because the plans and policies set by the FM manager is not in the reach of management team and they feel that it will be hard for the employees to cope up the plan so implemented (Serraj and et.al., 2011). However, mentioned organization has multi-skilled and talented staff who works with best of their dedication to achieve their individual and organization goals and objectives. This certainly help venture to get a competitive advantage over the rival firms who are working in the same industry.

Further, the three main stages in the development and achievement of workable strategies for facility management has been discussed down under:

  • Analysing the requirements which is generally known as top level analysis
  • Developing solutions as to find out the best solution for the prepared plan
  • Implementing the solution means to put the plan in work for better and effective functioning.

 

However, there exist equal chances that it influences decision matters in relation to ethics, behaviour as well as the objective setting of the cited business enterprise. Samsung is a global brand and they have almost 490,000 employees who are giving their productive services throughout the globe.

Moreover, as cited firm has their operations in electronic market, it is necessary for them to upgrade their technology from time to time (Lee and et.al., 2010). The changes made by the manager as well as top management team, should be in mind of the facility manager as well as with that they will be able to direct the workforce to achieve their individual as well as organizational goals and objectives.

1.3 Relationship between organizational and facility management strategies

Organizational strategies can be described as the sum total of the actions which organization generally intends to take so that they can meet their long term goals and objectives. Actions usually make the strategic plan for the venture and the progress can be seen every year after year that how stable the organization operations are going (Lee, 2011). The core strategy of Samsung is to devote human resources and technology in order to develop superior products and services so that they can contribute their best in the growth and development of society and nation. Their strategy emphasized on some core values and these are people, excellence, change, integrity and co-prosperity.

Apart from it, mentioned company also has some business principles and some of them have been discussed down under:

  • Organization usually comply all the laws and ethical standards
  • Samsung also has clean organization structure where workers feel comfortable in order to complete their task and duties
  • Mentioned company shows great respect to their stakeholders and emphasize on satisfying their needs and wants in effective manner
  • Venture care for environment, health and safety of their employees
  • Samsung works as social responsible corporate citizen

On the contrary side, facility management strategy focuses on establishing a thorough understanding relating to organization present state that how they are working (Shen and et.al., 2010). This facility management strategy includes assembling all the necessary materials like:

  • Organization objectives needs and policies which is generally taken from their business plan
  • Physical assets and space utilization from the space/accommodation strategy
  • Cost analysis of the production which will bifurcate what is the direct and indirect cost for the venture.

Both organization as well as facility management strategy possess a positive relationship and one is linked with the another in order to have stable operations. Major plan for strategy implementation is implemented by the top management and the same is discussed by the facility manager so that it can be successfully implemented for firm’s better operations (Teece, 2010). No doubt, mentioned organization is a global leader in their operations and they possess effective brand image throughout the world. Further, with this cited firm has a competitive edge over their rival competitors who eventually have same amounted capital and market share.

Organizational strategy is prepared by the HR as well as top management so that they have effective operations and the plans and policies are formed in such a manner so that their employees feels motivated in order to achieve them in efficient and effective manner
(Dul and et.al., 2012). On the contrary side, facility management strategy is prepared by the facility manager and their effective role is to manage health and safety of employees, fire safety, security, maintenance, inspection cleaning, etc.

3.1 Principles and tools for monitoring facility management strategy

There exist different ways through which the facility manager can monitor the facility management strategy which is so implemented within the cited business organization. These strategies for Samsung plays a crucial role in order to increase their production, revenue and turnover. Mentioned company has the FM department who facilitates certain strategy for growth and development of the venture (Kafaeipour, 2015). The different tolls and techniques for monitoring these strategies have been discussed down under:

Key performance indicator (KPI):           

Key performance indicators measures the metrics of business in form of how much it is consumed by the individuals. These are the metrics which usually targets the service providers organization objectives both tactically as well as strategically.  These usually comes into play in order to measure the efficiency and effectiveness of the service and the current service operation status. KPI for Samsung will be the market share, repeat purchase by customers, production, etc.

Service Legal Agreement (SLA):           

SLA can be defined as an agreement between two parties regarding a common service. Further, SLA should consist some quantitative measurement which will show the desire and mutually agreed state of service, provide extra boundary for the scope of venture and agreed for minimal service performance (Song and Lee, 2014). Samsung is a conglomerate firm and they have different contract businesses which might be running whole around the globe.

Balanced scorecards:           

Balanced scorecard can be considered as a strategic planning and management tool which is generally supported by the designed materials which can be used by the facility managers to check and track the execution of the activities conducted by their skilled staff. These scorecards are effectively used to manage the performance and also in the strategic management system. Here the facility manager develop certain strategies relating to financial, customers, business process and also for learning and growth.

Customers feedback:           

Feedback from customers plays an important role for the manager of FM as by considering their valuable suggestions, they can make some necessary changes in their products so that they get more of the customer’s attraction and also customers wants get maximized (Lagesen, 2013). Further, feedback will make their presence as individuals will come to know that firm wants to give maximum value for their money so invested.

Benchmarking:           

Benchmarking is another way to monitor facility management strategy as in this process Samsung will compare their business process as well their performance metrics with their competitors. This will help FM manager to know that how effective their operations are and what measures they can really take in order to improve their performance. However, by having effective goodwill throughout the world, their benchmarking standards are really high and firm has competitive advantage over the other competitors who are working in the same industry.

3.2 Result of monitoring inform changes to current facility management strategy

Facility management system has slightly reduced some workload from the head of top management as well as the HR manager of Samsung. Further, the strategies which has been discussed above will lead towards effective functioning of the business enterprise and organization will be able to achieve their goals and objectives in more effective and precise manner (Kim and Seong, 2010).

FM manager generally look towards the development of employees and allocate tasks so that employees feel motivated while working on the same. They also take customers feedback in order to modify the content and also to know that whether they are happy of organization products and services or not.

These all will help firm to grow in effective manner and give them a sort of competitive edge in the dynamic environment. Further, the FM department look towards the health and safety as well as the fire safety of employees. The amount of goods which is there in the warehouse and also what the certain changes firm can bring out in order to stay raw in competitive environment (Serraj and et.al., 2011).

As a result, it can be evaluated that FM manager plays a supportive role in organization progress and development and further with their working, firm can be more competent in achieving their goals and objectives in effective manner.
